How To Find A Renter Properly?
Imagine the situation: you have a big house inherited from your parents with plenty of rooms, which are almost not used because you live alone or with your husband. You want to rent all the empty rooms to have quite a good income from them. There is only one problem: no tenants. Is it just the situation you are in? Then go on reading.
How to solve the problem of finding a roomer? There a few strategies possible. You can choose one, a few or even all of them.
So, strategy number one: word of mouth.
Ask your roomer (if you have at least one) to find out if someone needs a spare room. Believe me, it is always better to you to have as a tenant someone, whom your present tenants know. They will feel more comfortable, if they have somebody familiar living in the neighboring room. For you, it will also be better as you will be able to ask everything you need and want to know about your future roomer.
Also ask your relatives and friends to tell that you have a room to let if their friends or acquaintances ask them. This is also a very good way to find a tenant.
Strategy number two: bulletin boards.
Put sticky pieces of paper on public bulletin boards in your city or town. They can be in grocery stores and some other small shops. The closer to your house the better. What information should be included into the notice? That you are renting out a room and your phone number, by all means. The same info should be placed onto tear-off tags. Additionally, you can give some information that potential renters might need to know (average location, utilities included, approximate cost, whether there are any additional costs)
Strategy number three: advertisement in a newspaper.
This strategy is also a very effective one. The only thing to be mentioned here is that the advertisement should be compiled in a correct way, otherwise you will spend your money in vain. What should there be in an advertisement? Almost the same things that you included in the notices on bulletin boards. People are usually interested in where your house is situated, how far it is from the center, what utilities it has (cable TV, washer, dryer etc.), whether utilities are included in the cost of the room, and finally the cost itself. When you have done all that, buy a newspaper and see on what days such ads are usually published. I think, it is better to publish them on weekends.
If the advert is made up correctly, you are sure to have a lot of renters. Prepare the questions you would like to ask them on the phone. Now you are ready to start renting business.
